Fence posts and footings in Georgia clay
Fences do not fail at the pickets. They fail in the few inches of post where wood, water and air all meet, and in Piedmont red clay that meeting lasts longer after every rain. Here is what actually determines how long a post lasts.
Walk any fifteen year old wood fence in Columbus and push on the posts. The ones that move do not move because the wood above ground has gone. Pickets and rails weather and gray and go on holding fine. The rot is at grade, in a band a few inches either side of the soil line, and it is there because that is the only place with all three ingredients fungus needs at once: the wood itself, sustained moisture, and oxygen. Below that band there is not enough oxygen. Above it the wood dries out between rains. At the line, it does not.
Why clay makes it worse
Cecil-series red clay, the dominant Piedmont soil north of the Fall Line, is made of fine particles that hold water tightly and release it slowly. Columbus averages just under forty-nine inches of rain a year, so there is plenty to hold. A post set in clay with no drainage provision is standing in a bucket that empties over days rather than hours, several dozen times a year, for as long as the fence exists.
This is why the same fence specification behaves differently in different places, and why advice written for a dry climate or a sandy one leads people astray here. It is not that wood fences do not work in Georgia. They work extremely well. It is that the details around the post are doing more work here than they would elsewhere.
The anatomy of a post that lasts
Hole diameter
Roughly three times the post width is the working rule. A four inch post wants something near a twelve inch hole. Narrower holes produce a thin shell of concrete that cracks and admits water, which is worse than no concrete at all because it holds the water in.
Depth
About a third of the post length below grade, which puts a six foot fence on eight foot posts with roughly two feet in the ground. Frost is not the driver here that it is in northern states, because winters in this part of Georgia are mild. Wind is the driver, and wind load depends on how solid the fence is. A six foot privacy panel presents a full face to the wind. A six foot picket or chain link fence with gaps presents much less. Same height, very different loads, and the footings should reflect that.
Gravel at the bottom
Several inches of gravel under the post gives water somewhere to go instead of standing against the end grain. In sandy soil this matters less because the soil drains anyway. In clay it matters a great deal, and it costs almost nothing.
Ground-contact rated lumber
Pressure-treated lumber comes in different retention levels, and the distinction that counts is ground contact versus above ground. Ground-contact material carries substantially more preservative and is what belongs below grade. Rails and pickets can be the lighter above-ground rating. Using above-ground posts is a common way to save a little money and lose several years.
The crown
Finish the concrete above grade and slope it away from the post on every side. Concrete finished flat, or worse, dished, collects rain in a ring right at the soil line. Every detail above is undone by getting this one wrong.
South of the Fall Line, it changes
On the Coastal Plain side, sandy soil drains fast and the rot clock runs slower. The trade is lateral support. Sand gives a post less grip, so wind load is resisted more by the mass and shape of the concrete footing and less by the surrounding soil. Holes generally go deeper, and a belled footing, wider at the bottom than the top, does more good in sand than it does in clay. A crew working both sides of the Fall Line adjusts without being asked; a crew that only works one side sometimes does not.
What about steel and concrete posts?
Steel posts sleeved inside wood fences are a genuine solution to the rot problem, since the structural member never touches soil as wood. They cost more and change how the fence goes together. Chain link avoids the question entirely by using galvanized pipe throughout. Vinyl and aluminum have no rot problem in the material, though vinyl gate posts still want internal reinforcement because the plastic alone will not carry a swinging load over time.
